I’ve been building something new inside ThinkHOA that I’m excited to start sharing: The ThinkHOA Playground. HOA governance is full of questions that seem simple until you start reading the governing documents.

Can the board do that?
Who actually has the authority to decide?
Which document controls?
What happens when two provisions seem to conflict?

The ThinkHOA Playground is designed to make those questions interactive.

Instead of another article telling you how HOA governance works, the Playground lets you work through realistic governance scenarios, make the decision yourself, and then see the reasoning behind the answer.

One of the experiences, Can the Board Do That?, puts you in the boardroom of a fictional HOA and asks you to decide whether the board actually has the authority to take a series of actions. Some are straightforward. Others are exactly the kind of questions that can send a board or manager digging through declarations, bylaws, rules, amendments, prior decisions, and applicable authority. That is really the point.

ThinkHOA is being built around Governance Intelligence—helping HOA managers and boards understand not only what the answer may be, but why. The Playground gives us a way to demonstrate that thinking in a simple, useful, and hopefully enjoyable format.
